
Dayle McIntosh Center’s Housing Program assists individuals with disabilities and older adults who reside in Orange County with navigating housing options successfully and maintaining sustainable housing solutions that align with their needs. Housing services include information and referrals, housing navigation, deposit assistance, tenancy/sustainability support, and housing education through workshops.
*It is important to note that the DMC does not own or operate any housing units. We do not provide emergency services, nor do we have access to emergency shelter or long-term facility placement services.
Program Eligibility
Individuals with disabilities and older adults residing in Orange County are eligible for Housing Services.
Dayle McIntosh Center also has access to funding for CalOptima members who are either currently experiencing homelessness or are at immediate risk of becoming homeless (must also meet the disability/age eligibility requirement of 55+).

Landlord Partnership Program:
At the Dayle McIntosh Center, we value nurturing positive landlord-tenant relationships. We aim to foster collaboration for long-term success. Here’s how we can work together to achieve this:
For Landlords and Staff:
- Disability Etiquette/Accommodations: We promote disability etiquette, providing guidelines for respectful interactions with individuals with disabilities, as well as provide education and resources related to accommodations to ensure safe housing. These principles apply to social and professional interactions, emphasizing inclusivity, empathy, and understanding.

- Housing Resources: We are pleased to share a list of available community resources for your tenants. By doing so, you demonstrate your commitment as a supportive landlord, dedicated to ensuring your tenants have access to the support they need for safe and stable housing.
- Join our Housing Leads List: Don’t let your unit stay empty too long – as part of our Landlord Partnership Program, your unit[s] can be added to our shared lists for eligible individuals.

For Your Tenants:
When you provide housing to our Orange County consumers who have disabilities and are older adults, your new tenant gains access to a range of valuable services to support their responsible and informed tenancy if they choose:
- Rental Agreement Review: We educate tenants to fully understand their rights, responsibilities, and obligations under the lease, preventing disputes and ensuring legal protection, fostering a transparent and harmonious rental experience.
- Rent Payment and Bill Scheduling: We can assist tenants in creating a rent payment and bill scheduling plan, ensuring timely payments and reducing stress for tenants and landlords.
- Money Management: Our financial workshops equip tenants with essential money management skills, promoting responsible budgeting and financial stability.
- Organization: We offer guidance on efficient living space organization, encouraging cleanliness and orderliness.
- Cleaning and Maintenance: Our practical tips and guidance on cleaning and maintenance contribute to a positive living environment and help prevent property damage.
- DMC Services: Tenants can also access our non-housing-related services to enhance their well-being and support their ability to sustain their housing.

Landlord Incentive Bonuses:
By partnering with us, you’re not just renting your property; you’re becoming an integral part of a collaborative effort to empower tenants and foster strong, responsible, and respectful tenancy. We aim to create a positive living experience and promote thriving, long-term rental relationships.
Additionally, you become eligible for a monetary bonus. The bonus amount is determined based on the individual’s circumstances.

Program Success Stories
Reunited Family Has a Place to Call Home
A 78-year-old male was reunited with his wife and son, who joined him from Vietnam. The family lacked proper sleeping arrangements, and due to severe knee pain and prior knee surgery, he was unable to sleep on the floor and had been sleeping in a chair.
DMC helped the family secure a bunk bed with a firm, elevated mattress, providing safe and accessible sleeping arrangements for all members. This intervention improved the individual’s ability to rest comfortably, reduced his risk of injury, and enhanced the overall well-being and daily functioning of the family.
Consumer Finds Safety, Support and New Home
DMC assisted a 54-year-old consumer with a visual disability and her Veteran partner in maintaining stable housing, successfully preventing homelessness. Despite a tight schedule and logistical challenges, the family was able to move directly into their new home without leaving belongings in storage or experiencing any period of homelessness.
This outcome was achieved through a coordinated team effort as the consumer maintained consistent communication, the Housing Coordinator facilitated deposits with DMC’s Leadership and in partnership with East Side Church, covered the first month’s rent. Thanks to this collaboration, the consumer and her partner were able to remain safely housed, ensuring continuity and stability in their lives.
Consumer Avoids Eviction with Home Sweet Home Outcome
After more than 14 years in his home, a Section 8 voucher holder faced a housing crisis when unexpected medical expenses left him with a $668 past-due rent balance and at risk of eviction. Living with multiple disabilities, he sought assistance to remain in good standing and avoid losing his affordable housing.
After reaching out to several organizations without success, he connected with the Dayle McIntosh Center for the Disabled.
Through a trusted private partner, DMC quickly secured rental assistance to cover the balance and stabilize his housing. The landlord’s compassion and willingness to work with the tenant further supported a positive outcome.
The consumer expressed deep gratitude for DMC’s swift response and smooth process, noting how impressed he was by the Housing Coordinator and Lead Housing and Transition Coordinator’s dedication. This support ensured he could remain safely housed in the home he has relied on for over a decade.
Home Relocation Creates Accommodation Space for Successful Caregiving
Our female consumer, age 6, has Baraitser-Winter Syndrome (BWS), a rare genetic disorder characterized by distinctive physical and neurological features. Due to her medical needs and disability, the family needed to relocate to a home that could better accommodate her medical equipment, as their previous residence lacked sufficient space. Through the support of our private funder, we were able to provide $2,000 in deposit assistance. The new housing offers additional space to support the consumer’s physical therapy needs and an additional room for a live-in caregiver the family is seeking. The mother expressed gratitude for the assistance, sharing that with this one-time support and the family’s Section 8 voucher, she will be able to maintain rent independently going forward.
Consumer Finds Housing Stability Support During Grief
A 69-year-old individual with multiple disabilities, including diabetes, heart disease, and depression related to her current circumstances, sought rental assistance for the month of December following the recent passing of her husband. The family faced significant financial hardship due to unexpected funeral expenses. A request was submitted to a private funder and approved. This amount included rent and deposit to support the household at the start of the New Year. The assistance helped the family regain a sense of stability during an extremely difficult and emotional time. The family expressed deep gratitude to both the private funder and DMC for considering and approving this request, as they are coping not only with financial distress but also with great grief.

- Consumer Question: What services does DMC Housing Department offers?
DMC Program Answer: DMC’s Housing Department offers educational housing workshops in English and Spanish covering budgeting, housing options, tenant rights, document readiness, estate planning, and more! We also provide financial move-in assistance for eligible CalOptima members, covering most move-in costs except for the first month’s rent.
- Consumer Question: Am I eligible for the Housing Program?
DMC Program Answer: You may be eligible if you are a person with a disability, an older adult (55+), or a Veteran living in Orange County who is homeless or at risk of homelessness. Priority is given to individuals with serious health or mental health conditions, youth with significant housing barriers, those receiving Enhanced Care Management, or people prioritized through the Orange County Coordinated Entry System. Please contact DMC if you have questions about your individual situation and eligibility for the program.
- Consumer Question: Does Dayle McIntosh Center provide Rental assistance?
DMC Program Answer: At the moment, DMC does not have a direct resource to offer rental assistance. Please check out the Housing Resources on this page for other possible options.
- Consumer Question: Does Dayle McIntosh Center provide vouchers?
DMC Program Answer: Dayle McIntosh Center is not able to provide housing vouchers, however we can assist individuals with a voucher in their housing search.
- Consumer Question: My family member has a disability, can I get them into supportive housing or independent housing?
DMC Program Answer: While families can help explore housing options, the individual with the disability must want to pursue housing and be willing to participate in services. DMC uses a person-centered, voluntary approach, meaning the individual must engage in planning and decision-making for services to move forward. Resources can be shared with families, but the individual must connect with DMC directly and agree to work towards their goals.
